TENANT SELECTION CRITERIA

Availability:

Canterbury House Monticello is an equal opportunity housing provider and prohibits discrimination based on race, color, religion, sex, national origin, handicap or familial status. Applications for apartment homes will be accepted on a first come first served basis and are subject to the availability of the apartment type requested. Rental rates are subject to change without notice.

Rental Applications:

One application must be completed, signed and dated by each adult applicant, 18 years of age or over who will be residing in the apartment. The rental application must be completed in its entirety. All occupants must be listed at the time of application. Any false information will constitute for grounds for rejection of application and the lease will be nullified.

We require a non-refundable $25.00 application fee per applicant and non-refundable $0.00 administrative fee upon applying for the apartment home. Upon application approval, the security deposit and/or non-refundable bond will be paid and the lease will be signed within 72 hours of approval of the application. Payments are to be made through paperless options only site teams are unable to accept paper payments. All residents moving in on or after the 25th of the month must pay the prorated rent for the current month as well as the first full month's rent, unless otherwise authorized by management or as allowed by state law.

Security Deposits:

A refundable security deposit and/or a non-refundable bond, dependent upon screening approval, is required at this community and is held as a security for the resident's fulfillment of the conditions of the lease agreement. Deposit may be applied by management to satisfy all or part of the resident's obligations, and such act shall not prevent management from claiming damages in excess of the deposit. If the application is approved, the deposit must be paid within 72 hours. If the applicant fails to occupy the premises on the agreed upon date, except for delays caused by the holding over of a prior resident, management will retain the deposit after a 24-hour time period. If there is a delay due to construction, the applicant will not be responsible.

Qualifying Standards:

Verification of Identity: All applicants must show proof of valid government or state issued identification card and have a Social Security Number or provide an ITIN and must be eligible to reside in the United States for the next 12 months.

Rental History: If addresses on the screening do not match the application or if there is a history of eviction filings or rental debt, additional rental or mortgage verification may be required, including rental verification, court searches or a request for proof of address. Up to 12 months of rental history may be verified on present and previous residences. A positive record of prompt monthly payments, sufficient notice, and no damages are expected. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution. A pending eviction or foreclosure may be cause for denial.

Income Verification: Verifiable income will be required. In order for an application to be approved, the household must generally earn a gross monthly basis of a minimum of 1.5 times the gross monthly rent. Acceptable income verification may include four most recent pay stubs; the most recent W2 form; or for self-employed applicants, a copy of the most recent tax return or certified verification from his/her company accountant or bank. Financial assistance such as, but not limited to, child support, social security, or AFDC income must have supporting documents to be considered with gross income.

Credit and Criminal History: Applicant(s) must have a satisfactory criminal and credit history. A credit and criminal background check will be conducted on each applicant aged 18 and older in accordance with federal and state laws. A

decision will automatically be generated by TransUnion based on the criteria Kittle Property Group has set forth. Social Security numbers will be verified with the Application for Residency. Applicant screening is targeted toward determining that an applicant will be able to meet the essential requirements of tenancy as expressed in the lease and the Community Policies. Note: Live-in aides are subject to the same criminal criteria as the Applicant. Credit and Criminal Screenings are conducted by TransUnion and are scored on a number system. An applicant with a score of and above will categorized as Accept. An applicant with a score of will be categorized as Low Accept. An applicant with a score of will be Conditional.

The applicant's credit report will be reviewed to determine the history of their payment practices including outstanding loans, judgments, repossessions, foreclosures, evictions, and bankruptcies that are not discharged. Outstanding balances with another apartment home community or utility provider may be cause for denial.

All applicants are subject to a criminal background check. Applicants with felony convictions or serious misdemeanor convictions for crimes against persons or property, drugs, assaults, weapons, or crimes of a sexual nature may result in a denial of your application. Certain convictions may require a further review process, whereby the Senior Vice President of Property Management or Senior Vice President of Property Operations will review each individual case by looking at the type of crime committed, the length of time since the conviction, the age of the applicant at the time the crime was committed, and what the applicant has done since the conviction. Applicants listed in the sex offender registry are automatically denied. Criminal overrides can only be approved by the Senior Vice President of Property Management or Senior Vice President of Property Operations. Screening services are provided by TransUnion, a third-party vendor. Applicants may contact TransUnion at (800) 916-8800 and Background Data Solutions at (800) 568-5665.

Evaluation:

Based on the above criteria, an application will be approved, approved with conditions, or declined. These requirements may include, but are not limited to, additional documentation of income or employment, additional rental references, or an additional deposit.

Subletting:

Subletting is strictly prohibited.

Renters Insurance:

It is a requirement of the property that all residents maintain a current Renters Insurance Policy. A copy of this policy must be submitted for your lease file at the time of move in. Failure to have a current policy in place at the time of move in will prevent the applicant from gaining possession of the apartment home. It is also required to submit proof of this policy with each new lease term or renewal. Occupancy Standards:

Occupancy standards must comply with Federal, State, and Local fair housing and civil rights laws, landlord-tenant laws, and zoning restrictions. The following standards should be used solely as guidelines:
Number of Bedrooms times two plus 1 (example, 2 bedroom is 5 persons, 4 people plus 1 = 5)

Roommates:

Each person must complete an application and will jointly qualify for the apartment. Each is fully responsible for the entire
rental payment, and each must execute the lease agreement and its supporting documents.

Transfers:

A unit transfer will only be approved by at the end of a lease term if the unit is in good condition; no evictions have been filed during the most recent lease term; and the account is in good standing. Unit transfers will only be approved mid-lease if there an approved reasonable accommodation. All transfers must have corporate approval.
